Commercial Real Estate Loan Analysis

Business Issue - In today’s competitive commercial lending environment, financial institutions are increasingly looking to cash flow from income-producing real estate to support commercial credits. The skills and knowledge required to effectively evaluate these opportunities are often lacking in individuals whose primary focus is on non-real estate commercial lending or in entry level real estate specialists. Organizations can improve their assessment of commercial real estate risk and gain competitive advantage by:

  • Lending on the basis of cash flow, in addition to the collateral value of building and the land
  • Assessing the risks presented by the borrower and the market, as well as the project budget
  • Using appraisals as tools for analysis and documenting the deal correctly

Omega Performance’s Solution - In Commercial Real Estate Loan Analysis, participants learn to analyze and structure sound loans to developers and investors in commercial income-producing properties such as apartment buildings, retail shopping facilities, office buildings, office/warehouse/light industrial parks, and to create mock loan committee presentations.

Participants learn to evaluate qualitative issues of real estate underwriting, analyze commercial real estate appraisals, perform and interpret the results of quantitative real estate analysis, and select appropriate documentation and administer the loan.

Quantitative analytical tools include development cost analysis to evaluate project budgets, derivation and sensitivity analysis of net operating income of the project, evaluation of debt service coverage and other measures of debt capacity, and estimation of value by direct capitalization and discounted cash flow.

What Is Included

The self-study module and companion workshop incorporate a Decision Strategy™ adapted to commercial real estate lending, yet consistent with the analytical processes of Commercial Loans to Business.

Prework
To ensure full coverage and mastery of analytical skills and concepts, participants spend up to eight hours completing five units of self-study prework.

Workshop
The one- or two-day workshop that follows the completion of the self-study prework begins with a review of analytical tools and steps.

Participants practice calculating the cap rate and discuss effective rent. The core of the workshop is a case exercise based on a credit request that participants review and analyze, and then make the loan decision.

Mock Loan Committee
Once participants have practiced applying new skills on the job, they gather for a full-day Mock Loan Committee exercise with challenging cases. The institution chooses one or more cases that are most appropriate to its strategy and market from the Omega Performance case library.

Participants divide into three groups to analyze a case and prepare a loan recommendation. Each group has the chance to play the role of presenter and of a loan committee that must either approve or deny the proposed loan.

This second day of the workshop is optional.

Delivery Options

Commercial Real Estate Loan Analysis can be delivered as self-study only or as self-study followed by a one- or two-day workshop.

The institution works with Omega Performance to establish an implementation schedule. The self-study prework is distributed with instructions on ways to study and when the workshop will meet so that participants have a deadline for completing their self-study and the progress check.

An Omega Performance leader can lead the workshop. As an alternative, we can provide leader training and leader support materials. Leader materials include a detailed Leader’s Guide and teaching notes for conducting the Mock Loan Committee exercise.
